A buyer surplus or seller surplus changes negotiation conditions. Test resale price and holding time together before deciding what a flip can afford to pay.
Market signal
The Washington Post reports a national seller surplus, citing Redfin. The structured claim below identifies the reporting period and attribution. Freddie Mac's weekly mortgage benchmark provides separate financing context; it is not an investor loan quote.
Investor consequence
More listings relative to buyers can improve acquisition negotiations. A flipper also becomes a seller: a slower exit and a lower resale price can consume the apparent purchase discount. Redfin estimates buyers from proprietary and MLS data; estimates can be revised, and national conditions do not replace local comparable sales.
Transparent worked example
Illustrative assumptions, not an actual property, appraisal or forecast. The scenario cards below contain the complete inputs and independently recalculated results. The loan principal and points are held fixed to isolate resale and holding-period risk. All interest is modeled on the full principal throughout; actual rehab draw timing can differ.
Profit = resale less selling costs, purchase, rehab, acquisition closing costs, points, interest and non-interest carry.
Cash invested = purchase plus rehab and all modeled project costs, less financed principal. Cash ROI = profit divided by modeled cash invested. This is a project-period return, not an annualized return; income taxes are excluded.
Maximum offer = net resale proceeds less rehab, closing costs, points, interest, carry and target profit. Reprice financing when the purchase amount or lender terms change; the fixed-loan comparison is a sensitivity illustration.
Action before making an offer
Check sold comparables, current competing listings, rehab scope, financing terms, marketing time, appraisal risk and closing time. Stress both price and time together. Keep a cash reserve for the longer hold. A national buyer's market is not a guarantee of profit.
Run your own numbers
Calculate your flip using actual property terms. The link does not prefill this illustration. Align every cost and financing assumption before comparing results. The linked calculator reproduces the profit comparison when financing includes interest plus points and the selling-fee field includes all modeled selling costs. Its displayed ROI uses pre-sale project investment, and its maximum offer uses the seventy-percent rule. Those differ from the financed cash ROI and target-profit maximum offer calculated in this article.
